Terms of Service
Effective date: July 9, 2026 · Last updated: September 22, 2026
1. Who We Are
Steadwell is a home management platform operated by Steadwell, LLC, a Florida limited liability company ("we," "us," or "Steadwell"). By creating an account or using Steadwell at trysteadwell.app (the "Service"), you agree to these Terms of Service. If you do not agree, do not use the Service. You must be at least 18 years old and a resident of the United States.
2. What Steadwell Does
Steadwell is a web-based platform that helps homeowners track home systems, maintenance tasks, warranties, service records, expenses, documents, insurance policies, contractors, and safety recall alerts. It is a personal organization tool — not a licensed real estate service, financial advisory, legal counsel, home inspection service, or insurance provider. Nothing in the Service constitutes professional advice of any kind.
3. Your Account
You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Use a strong, unique password. Contact us immediately at hello@trysteadwell.app if you suspect unauthorized access. One account per person. You may not share your account with others unless you use the Shared Household Access feature on an eligible plan.
4. Acceptable Use
You agree to use the Service only for lawful purposes and in a manner that does not infringe the rights of others. You may not: (a) upload content you do not have the right to share; (b) attempt to gain unauthorized access to any part of the Service or its infrastructure; (c) reverse-engineer, decompile, or disassemble the Service; (d) use automated bots, scrapers, or crawlers; (e) impersonate another person or misrepresent your identity or property ownership; (f) transmit malware or code designed to damage systems; or (g) use the Service in any way that could harm Steadwell or its users. We reserve the right to suspend or terminate accounts that violate these terms at our sole discretion.
5. Plans and Pricing
Free Plan — no cost, one property: home setup wizard, unlimited asset and warranty tracking, 30-day and 7-day expiry alerts, safety recall alerts, maintenance scheduling, basic recurring tasks, insurance and claim tracking, contractor rolodex, expense tracking, email inbox capture, 250 MB of document and photo storage, and email reminders. Plus Plan — $7.99/month or $63.99/year, one property: everything in Free, plus AI receipt and nameplate scanning, Smart Fill model lookup, full recurring task intervals, home health score breakdown, 5-year cost forecast, 10 GB of document and photo storage, and project ROI calculator. Pro Plan — $14.99/month or $119.99/year, up to 3 properties: everything in Plus, plus multi-property support, shared household access, and 50 GB of document and photo storage across all properties. Both monthly and annual paid plans automatically renew at the then-current price for the same billing period (monthly or annual) until you cancel. Annual subscribers receive an email reminder between 30 and 40 days before each renewal date; monthly subscribers receive an annual reminder of the recurring charge. If we increase the price of your plan, we will provide at least 45 days' advance notice by email before the new price applies to you and give you the opportunity to cancel before it takes effect — continued use of the Service after the new price applies constitutes acceptance of it. Cancel anytime from Account Settings; cancellation stops future renewals immediately, and access continues through the end of the billing period you already paid for. No prorated refunds for partial months. If you believe you were charged in error, contact hello@trysteadwell.app within 48 hours of the charge and we will review it. We do not offer refunds based on non-use or change of mind. Payments processed by Stripe — we do not store your card information.
6. Agent Gift Program
Participating real estate agents may gift a client a complimentary 90-day trial of Steadwell Plus at no cost and without collecting payment information. If you receive a gift, the referring agent has provided us with your name and email address for the sole purpose of sending you the gift invitation; see our Privacy Policy for how that information is handled, and contact privacy@trysteadwell.app if you'd like it removed before you create an account. At the end of the 90-day period, a claimed gift account automatically converts to the Free plan unless you choose to subscribe to a paid plan — no card is charged and no action is required on your part to avoid a charge. The gift is offered at Steadwell's discretion and may be modified, extended, or discontinued at any time. Agents who participate in referral or affiliate programs are subject to separate program terms governing disclosure obligations and any commission payable to them.
7. Digital Products — Homebuyer Guides
Steadwell sells downloadable PDF guides ("Digital Products") through our Guides store at trysteadwell.app/guides. By purchasing a Digital Product, you receive a personal, non-exclusive, non-transferable license to download, save, and use the guide for your own personal, non-commercial purposes. All sales of Digital Products are final and non-refundable. Because digital files can be downloaded and retained immediately upon purchase, we do not offer refunds under any circumstances except where the file is technically defective (corrupted, blank, or unreadable) and we are unable to deliver a working replacement — in which case contact hello@trysteadwell.app within 48 hours of purchase with a description of the issue. Refunds are not available on the basis of content, format preference, or change of mind. By completing your purchase you acknowledge and accept this no-refund policy. You may not reproduce, redistribute, resell, sublicense, or share Digital Products with others. Digital Products are delivered via a secure, time-limited download link sent to your email address after purchase. Links expire after 24 hours; contact us if you need a new link. Steadwell guides are researched and written with the assistance of AI, including Claude by Anthropic, and reviewed for accuracy prior to publication. They are provided for general informational purposes only and do not constitute legal, financial, real estate, or professional advice. AI-generated content may contain errors, omissions, or outdated information. Local laws, programs, incentives, and market conditions change frequently — always verify information with licensed real estate professionals, attorneys, lenders, and local housing authorities in your area before making any home purchase or financial decision. Steadwell, LLC makes no representations or warranties as to the accuracy, completeness, or currentness of any guide.
8. Your Content
You own everything you upload, create, or store in Steadwell — your documents, photos, records, and data are yours. To operate the Service, you grant Steadwell, LLC a limited, non-exclusive, royalty-free, worldwide license to store, process, display, and transmit your content solely for the purpose of providing and improving the Service for you. This license terminates when you delete the content or close your account. We do not sell, license, or share your content with third parties except as described in our Privacy Policy. You represent and warrant that you have all necessary rights to upload any content you submit. Avoid uploading documents that show full Social Security numbers or financial account numbers where not necessary — crop or redact them first where possible. You may export or permanently delete your data at any time from Account Settings. When you delete your account, we begin permanent deletion of your content within 30 days.
9. AI-Powered Features
Steadwell uses Claude, an AI model developed by Anthropic, to power document scanning, email receipt parsing, and appliance nameplate recognition. AI-extracted data is provided for your convenience and review — it may be incomplete or incorrect. You are responsible for reviewing and confirming all AI-extracted data before saving it to your records. We make no warranty about the accuracy of AI outputs.
10. Property and Recall Data
Property value estimates, the ROI calculator, and the 5-year cost forecast are estimates only, sourced in part from third-party providers including Zillow via APIllow, and are for informational reference only. They are not appraisals, broker price opinions, professional valuations, or guarantees of future cost or value. Do not rely on them for any financial, legal, or real estate decision. Safety recall information is sourced from the CPSC database. While we strive to surface relevant recalls, Steadwell does not guarantee that all applicable recalls will be identified. Always verify recall information directly at SaferProducts.gov.
11. Third-Party Services
The Service integrates with the following providers, each governed by their own terms: Supabase (database, authentication, and file storage); Stripe (payment processing); Resend (email delivery and inbound email capture); Anthropic (AI parsing via the Claude API); APIllow / Zillow (property data); and Google Places API (address autocomplete). Your use of the Service implies acceptance of these providers' terms as they apply to data processed on your behalf.
12. Disclaimers
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. We do not warrant that the Service will be uninterrupted, error-free, or completely secure. Steadwell is not a licensed contractor, inspector, insurance agent, real estate broker, financial advisor, or attorney, and nothing in the Service should be construed as professional advice. In the event of a data security incident affecting your personal information, we will notify you as required by applicable law, including Florida's Information Protection Act (§ 501.171, Fla. Stat.), within the timeframes mandated by law.
13. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, STEADWELL, LLC AND ITS MEMBERS, OFFICERS, AND EMPLOYEES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, OR CONSEQUENTIAL DAMAGES — INCLUDING LOST PROFITS, DATA LOSS, OR BUSINESS INTERRUPTION — EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL AGGREGATE LIABILITY FOR ANY CLAIM SHALL NOT EXCEED THE GREATER OF: (A) THE TOTAL FEES PAID BY YOU TO STEADWELL IN THE 12 MONTHS PRECEDING THE CLAIM, OR (B) $50 USD. THIS LIMITATION DOES NOT APPLY TO, AND STEADWELL'S LIABILITY IS NOT CAPPED WITH RESPECT TO: (I) STEADWELL'S GROSS NEGLIGENCE, WILLFUL MISCONDUCT, OR FRAUD; (II) DEATH, PERSONAL INJURY, OR PROPERTY DAMAGE CAUSED BY STEADWELL'S NEGLIGENCE, TO THE EXTENT SUCH LIMITATION IS NOT PERMITTED BY APPLICABLE LAW; (III) EITHER PARTY'S INDEMNIFICATION OBLIGATIONS UNDER SECTION 14; (IV) YOUR PAYMENT OBLIGATIONS TO STEADWELL; OR (V) ANY CLAIM THAT CANNOT BE LIMITED OR EXCLUDED AS A MATTER OF APPLICABLE LAW, INCLUDING A CLAIM UNDER CALIFORNIA CIVIL CODE § 1798.150 FOR A DATA BREACH RESULTING FROM A FAILURE TO IMPLEMENT AND MAINTAIN REASONABLE SECURITY PROCEDURES.
14. Indemnification
You agree to indemnify, defend, and hold harmless Steadwell, LLC and its members, officers, and employees from and against any claims, liabilities, damages, and expenses — including reasonable attorneys' fees — arising from: (a) your use of the Service; (b) your violation of these Terms; (c) your violation of any third-party rights; or (d) any content you submit to the Service.
15. Governing Law and Disputes
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles, and this Section is governed by the Federal Arbitration Act, 9 U.S.C. §§ 1-16. Except as set out below, you and Steadwell agree that any dispute, claim, or controversy arising out of or relating to these Terms or the Service (a "Dispute") will be resolved by binding individual arbitration administered by the American Arbitration Association ("AAA") under its Consumer Arbitration Rules then in effect. YOU AND STEADWELL EACH WAIVE THE RIGHT TO A JURY TRIAL AND TO PARTICIPATE IN A CLASS, COLLECTIVE, OR REPRESENTATIVE ACTION. Except for a challenge to the enforceability of the class-action waiver in this Section, which will be decided by a court, the arbitrator has exclusive authority to resolve any dispute about the interpretation, applicability, or enforceability of this arbitration agreement. You may opt out of this arbitration agreement, including the jury-trial and class-action waivers in this Section, by sending written notice to hello@trysteadwell.app or by mail to Steadwell, LLC, 7901 4th Street N. Suite 36148, St. Petersburg, FL 33702, within 30 days of the date you first agree to these Terms — or, if we later materially change this Section, within 30 days of that change taking effect for you; your notice must include your full name, the email address on your account, and a clear statement that you are opting out of arbitration. If you opt out, any Dispute will instead be resolved exclusively in the state or federal courts located in Pinellas County, Florida, and you and Steadwell each consent to personal jurisdiction there; opting out of arbitration does not affect the governing-law provision above. Either party may bring an individual claim in small claims court instead of arbitration if the claim qualifies for that court's jurisdiction, whether or not you opted out. The arbitration will be conducted by a single arbitrator, in the county where you reside or another mutually agreed location, and may proceed by telephone or written submissions for claims that qualify under AAA's Consumer Arbitration Rules; Steadwell will pay all AAA filing and administrative fees and all arbitrator compensation, except that you will be responsible for the filing fee specified in AAA's Consumer Arbitration Rules then in effect if the arbitrator determines your claim is frivolous, and each party otherwise bears its own attorneys' fees and costs unless the arbitrator awards them under applicable law. Either party may seek emergency injunctive relief in the state or federal courts located in Pinellas County, Florida, to prevent irreparable harm, without waiving the right to arbitrate all other Disputes. If the class-action or representative-action waiver in this Section is found unenforceable as to a particular Dispute, that waiver will be severed and the remainder of this arbitration agreement still applies, and the Dispute will proceed in arbitration on a non-class basis or, if that is not possible, in the courts described above; if the entire arbitration agreement is found unenforceable, all Disputes will proceed exclusively in the state or federal courts located in Pinellas County, Florida.
16. Termination
We may suspend or terminate your access at any time, with or without cause or notice, if we believe you have violated these Terms. You may close your account at any time from Account Settings. Sections 7, 11, 12, 13, 14, 15, and 19 survive termination.
17. Force Majeure
Steadwell shall not be liable for any failure or delay in performance resulting from causes beyond our reasonable control, including but not limited to acts of God, internet or telecommunications outages, third-party service provider failures (including Supabase, Stripe, or Resend), cyberattacks, natural disasters, or government actions.
18. Changes to These Terms
We may update these Terms from time to time. For material changes, we will notify you by email or in-app notice at least 30 days before they take effect. Continued use after that date constitutes acceptance. If you do not agree, stop using the Service before the effective date.
19. DMCA and Copyright
Steadwell complies with the Digital Millennium Copyright Act (DMCA). If you believe that content available through the Service infringes your copyright, please send a written notice to our designated DMCA agent at hello@trysteadwell.app, or by mail to Steadwell, LLC, 7901 4th Street N. Suite 36148, St. Petersburg, FL 33702, with: (1) identification of the copyrighted work you claim has been infringed; (2) identification of the material you claim is infringing, with enough detail for us to locate it; (3) your contact information (name, address, phone number, and email); (4) a statement that you have a good-faith belief that the disputed use is not authorized by the copyright owner, its agent, or the law; (5) a statement, made under penalty of perjury, that the information in your notice is accurate and that you are the copyright owner or authorized to act on the owner's behalf; and (6) your physical or electronic signature. Upon receipt of a valid notice, we will remove or disable access to the allegedly infringing content and notify the account holder. Steadwell has a policy of terminating the accounts of repeat infringers. Counter-notices may be submitted to the same address. This policy is intended to comply with 17 U.S.C. § 512 (the DMCA safe harbor provision).
